YTL eyes RM150mil from Sentul West condo sales

YTL Corp Bhd is looking at RM150mil sales from its luxury Maple condominiums in Sentul West, Kuala Lumpur's first private-gated park and residence.
According to YTL Corp deputy managing director Datuk Yeoh Seok Kian, the YTL group is expecting good sales from the project, which fronts a 35-acre park.
“There are an increasing number of discerning homebuyers who are looking for properties in prime locations which could provide, besides lush greenery, good potential for value appreciation and returns,” he told StarBiz in an interview in Kuala Lumpur.
The Maple project, on freehold land, features two 30-storey condominium towers with 159 units in each tower.
The units come in three designs, from 1,535 to 1,707 sq ft, and are priced from RM388,000 to RM950,000. Each unit also comes with two covered parking bays.
“We have put a lot of emphasis on providing an aesthetic and pleasant environment,” Yeoh said, adding that, for greater privacy, each floor would only have six units.
He said the Maple condominium, priced at RM250 per sq ft, had potential for value appreciation compared with other condominium developments in the city centre, which were subject to noise and pollution.
“We are aware that there are condominium developments in KLCC area that are priced at more than RM700 per sq ft, even though they may not have the serenity and park facilities of Sentul West,” he said.
The Maple comes with a 24-hour state-of-the-art security system that includes infra-red perimeter fencing, panic buttons in condominium units, intercom to the security centre and closed-circuit television.
More than 30% of the units in the first tower have been booked in the special preview last week. The soft launch of the first tower, expected to be completed by June 2006, would be held at the end of the month.
Sentul West and Sentul East make up the 294-acre Sentul urban renewal masterplan project.
YTL group's Tamarind apartment in Sentul East recorded sales of 73% within three months of its sales launch last July.
The Sentul project has good access to Kuala Lumpur city centre through the proposed Mahameru Highway linking Jalan Mahameru to Jalan Perhentian – the new enhanced accessibility link to ease the Jalan Segambut-Jalan Duta roundabout congestion – or the proposed KL North-East Expressway with direct access to the Sprint, Federal, North-South and Karak highways.
KTM Komuter and Star LRT also provide fast links from Sentul to KL Sentral station and onwards to the KL International Airport through Express Rail Link.
